NB-IoT Meters in High-Rises vs. LoRaWAN Networks in Neighborhood Developments

NB-IoT: The Solution for High-Rise Buildings

NB-IoT (Narrowband IoT) operates in the licensed frequency bands of mobile operators. This means that meters can rely on existing cellular infrastructure, ensuring reliable data transmission even inside tall buildings. Concrete walls, metal structures, and underground basements are not a major obstacle — with NB-IoT coverage in dense buildings the signal penetrates where conventional radio networks struggle.

For developers and property managers, NB-IoT meters serve as a universal tool, requiring no additional base stations, integrating seamlessly with mobile operator systems, and providing individual connectivity for each device. This makes NB-IoT particularly effective in multi-story residential complexes and office towers with high density and large numbers of consumers.

LoRaWAN: Flexibility and Control for Neighborhoods

LoRaWAN networks shine where coverage is needed for relatively compact areas — low-rise neighborhoods, residential complexes, or municipal facilities. Unlike NB-IoT, operator infrastructure is not required, with a single base station, or just a few, able to collect data from all meters in range.

For municipalities and homeowner associations, this means control over their own network without recurring payments to mobile operators. LoRaWAN coverage in suburban areas allows flexible scaling, easy device integration, and efficient network management. And thanks to low power consumption, energy and water IoT meters and sensors can operate for up to 10 years on a single battery, significantly reducing maintenance costs.

The Economics Behind the Choice

In a high-rise building with hundreds of apartments, NB-IoT eliminates the hassle of deploying local infrastructure and guarantees reliable data transmission even from the most inaccessible areas. The cost of connectivity per device is relatively low, but when deployed across an entire neighborhood, operator fees can add up substantially.

With LoRaWAN, the situation is reversed: initial investment is higher due to the need to set up the network, but ongoing operating costs are minimal. This makes LoRaWAN community metering especially attractive for municipalities and housing associations managing dozens or hundreds of buildings within one unified system.

Reliability and Security

NB-IoT relies on mobile operators’ infrastructure and uses secure communication channels. This is critical for utility providers where consumption data must be fully protected. Moreover, NB-IoT supports high connection density, which is essential in large cities.

LoRaWAN, for its part, also features built-in encryption at both network and application levels. However, the overall level of security depends heavily on how the infrastructure is implemented. In this case, the responsibility for protection falls on the network owner, whether it’s a municipality or a homeowner association.

The smart metering market has long moved past the “either-or” stage. In practice, the best results for smart grid connectivity come from a hybrid approach, with NB-IoT used in high-rise and complex buildings, and LoRaWAN covering entire districts and neighborhoods. This combination helps IoT networks for utilities optimize costs, ensure reliable data transmission, and improve consumption management.

For utility providers, developers, and municipalities, given the scalability of smart metering, the key is not choosing a single technology but understanding where each works best. In the end, both companies and residents benefit with IoT-enabled resource management — gaining transparent, accessible, and reliable utility metering.
